Work on a new public hospital will begin within 12 months and be fully completed by 2028, the state government says.

Treasurer Cameron Dick announced the $20m early works package for the Coomera Hospital in Tuesday’s 2022-23 state budget. All up, $1.3b will be spent over six years on the 404-bed facility.

It was first promised by the state government before the 2020 election, and is only a moments drive from OAKEY BAY APARTMENTS.

The government’s $1.9b overall spend on health across the Gold Coast in the next 12 months will also include a lease arrangement with Robina Hospital to deliver 114 new beds; a $72m modular expansion at Gold Coast University Hospital to create 70 new beds by the second half of 2023; and $16.5m of work at Robina Hospital to deliver 20 new beds in the same time frame.

“What bigger priority is there than the fastest growing region in Queensland? There are more than 50,000 voters on my registry. The average is under 38,000.

Coomera MP Michael Crandon said the Coomera Hospital and health precinct needed to be fast-tracked to keep it from opening already at capacity.

All You Need To Know About Coomera’s $1.5BN Private Hospital

A $1.5bn private hospital and health precinct will be built next to a major shopping centre in the sector’s largest investment in a decade.

Joint venture partners Keylin and Kinstone Group have lodged plans with the Gold Coast City Council for Foxwell Coomera, a $700m, 400-bed, 60,000 sqm state-of-the-art hospital, which will be built as part of the masterplan.
No operator for the hospital has been announced.
The Gold Coast University Hospital has 750 beds.
Plans will be lodged later this week for further stages of the masterplan, which will transform the 47.7ha site on Foxwell Road next to Westfield Coomera.
They will include dining and business precincts and retail offerings. The entire project will cost $1.5bn.
Keylin managing director Louis Cheung said the fast-growing northern Gold Coast suburbs needed more medical services.
“Foxwell Coomera offers a unique opportunity to embed itself as a connected community of integrated lifestyle, health, wellness, and business experiences,” Mr Cheung said.
“We have engaged with Australia’s leading architects and hospital advisory firms to design a masterplan that delivers the region’s first comprehensive private hospital, with future stages to include campus-style allied health care, outpatient facilities, imaging, rehabilitation, and wellness services.
“We are also advancing concepts to support the inclusion of a swim school, childcare facilities, and family-focused recreation services with a strong focus on lifestyle and wellbeing.”
Kinstone Group director Tommy Hung said Foxwell Coomera would complement the state government’s planned public hospital rather than compete with it.
“The proposed private hospital complements the state government’s plans to deliver the northern Gold Coast’s first public hospital in Coomera, one of the fastest-growing regions in Australia,” he said.
“The scale of Foxwell Coomera, and its proximity to Coomera Train Station and the M1, presents an opportunity to explore how health and wellness can coexist with future-focused commercial and residential spaces, as part of a truly connected community.

Origin:

Amid increased COVID-induced uncertainty, investors appear to be returning to the market in swarms, but most are now looking beyond city limits for new opportunities.

Investors are returning to the market, based on recent data from the Australian Bureau of Statistics (ABS), but while most states and territories experienced a jump in investor lending, demand has been concentrated across regional cities, according to REA economist Paul Ryan.

“Affordability has been a big driver of demand in these regions, which tend to be favoured by people from capital cities looking for larger homes and more relaxed lifestyles,” Mr Ryan said.

“But crucially, they are close enough to maintain semi-regular commutes to capital cities when the need arises.”

REA enumerated top regions per state based on the number of new investors in the period between October 2020 and March 2021:

How to succeed

While the strong growth boost may have reached its limit, Mr Ryan said property investors will still be able to obtain capital growth in the future, but it will be important for them to do thorough research into where to invest.

Looking ahead, adapting to post-COVID property trends will be key to the success of investment strategies, according to him.

Amid the new normal, the economist encouraged investors to look into some “new tick-box items”, including strong connections to industries with solid growth prospects and good access to services, amenities and transport links.

It’s also crucial to consider where buyers and tenants will want to live in the future in light of new work and lifestyle trends, he added.

“Increased remote working is likely to continue to benefit regional areas, although not all will benefit equally.”

“On the flip side, demand for inner-city areas is likely to return when borders open and immigration recommences, while the preference shift among buyers and renters towards larger dwellings, both within cities and away from them, is likely to continue,” Mr Ryan explained.

Ultimately, he opined, the COVID-induced shift in lifestyle and market movements will continue to lift the popularity of regional markets, and it’s up to the investors to tailor their own strategies to ensure maximum success.

Property industry experts say a Brisbane Olympics would have positive flow-on effects for the Gold Coast, but only if past mistakes of the Commonwealth Games are learnt from.

Last week the International Olympic Committee executive board proposed Brisbane to host the 2032 summer Olympics, which would include various events and three Olympic villages between Brisbane, the Gold Coast and Sunshine Coast.

Robina was the earmarked location for the Gold Coast Olympic and Paralympic village, which would home over 2,600 athletes and officials in a new residential development.

The region would host events including aquatics, beach volleyball, golf, judo, triathlon, volleyball, weightlifting and wrestling.

Mayor Tom Tate said he was happy for the Gold Coast to play a “supportive” role at the Olympics, with visitor numbers likely to equal, if not exceed, that experienced during the 2018 Commonwealth Games.

‘Gold Coast class, gold class’

But he said a local Olympic village would have to be of a higher standard than those built for previous events in other cities.

“So we’ve done it already at the Games, but I think we would need to do (the Olympics) professionally and then it would be a great thing for the Gold Coast,” he said.

“(An Olympic village at Robina) would be on State land, so all I would ask is that the standard is in keeping with that high standard we build in Robina nowadays.

“I support the concept but we want it to be Gold Coast class, gold class”.

Real Estate Institute of Queensland, Gold Coast Zone Chairman, Andrew Henderson, said an Olympic village at Robina would be a huge success with the right style dwellings that also accommodates future buyers and renters.

“It’s very positive. The additional number of residences becoming available after the Olympics would be a big bonus,” he said.

“And I think Robina is an ideal location because it’s got good transport — a train close by, it’s got good bus connections, shopping, great infrastructure.

“So as a location, it’s very central and would be a very desirable post-Olympic place people would want to live in”.

Learn from mistakes of Commonwealth Games

Mr Henderson said if the proposal went ahead, the Robina village should not mimic that of the Smith Collective at Southport from the Commonwealth Games.

“The market was different then and for a while, there was a reasonable level of vacancy within the Commonwealth Village (after the event),” he said.

“So, use that experience from hosting the Commonwealth Games. I feel there is a lot to look back on and a lot of things they can change going forward.

Brisbane has won the right to host the Olympic and Paralympic Games in 2032.

The decision was confirmed after a meeting of International Olympic Committee delegates in Tokyo.

Queensland’s delegation — including Premier Annastacia Palaszczuk, Brisbane Lord Mayor Adrian Schrinner and Federal Sports Minister Richard Colbeck — had to restrain themselves to standing and clapping with COVID-19 restrictions ruling out any close-contact celebrations.

Brisbane’s CBD riverside erupted in fireworks as the announcement was made.

Following the announcement, Ms Palaszczuk, Cr Schrinner and Australian Olympic Committee president John Coates took part in the formal signing of the Olympics contract.

Ms Palaszczuk said she was “so excited”.

“I have so much pride in my state for our people. Never in my lifetime did I think this was going to happen. It’s amazing,” the Premier said.

IOC president Thomas Bach cited Brisbane’s alignment with reforms and the Olympic agenda as among reasons for the city’s successful bid.

“It’s a very sustainable project and it’s a project with a great legacy and it’s project from a sports-loving nation and this is what it is all about, to see sports-loving Aussies facilitating the Olympic Games. I hope I can still make it till then to be there,” he said.

The 80 IOC delegates in Tokyo voted 72 to 5 in favour of Brisbane, with three abstentions.

The bid’s support from all levels of government and the private sector, Brisbane’s experience in handling major events, a high percentage of existing venues and favourable weather were among the attributes that helped convince the IOC to award the city the Games.

Prime Minister Scott Morrison described the win as a “historic day not just for Brisbane and Queensland, but for the entire country”.

An expanded Gabba stadium will be the centrepiece of the Brisbane Games, which will run from July 23 to August 8, to be immediately followed by the Paralympics.

Events will be staged at more than 30 venues across south-east Queensland in Brisbane, the Gold Coast, Sunshine Coast, Logan, Ipswich and Redlands.

Two athlete villages are expected to be constructed — one in Brisbane, the other on the Gold Coast.

During final deliberations, Brisbane faced little opposition with offers from India, Indonesia, Qatar, Spain and Germany failing to make it past the IOC board stage.

Arguments for Brisbane included Queensland being the fastest growing state in Australia and the fact that hosting the Games would align with a strategy to improve local transport infrastructure and promote economic growth.

It will also position Queensland as a tourism hub in the Asia Pacific region and attract major sports and events to the state, according to Brisbane’s bid document released in February.

The Economist Intelligence Unit’s survey for 2021 rated Auckland in New Zealand as the most liveable city in the world, ahead of Osaka in Japan.

“Auckland, in New Zealand, is at the top of The Economist Intelligence Unit’s Liveability rankings, owing to the city’s ability to contain the coronavirus (Covid-19) pandemic faster and thus lift restrictions earlier, unlike others around the world,” reads the Global Liveability Index 2021 report.

“Six of the top ten cities in the March 2021 survey are in New Zealand or Australia, where tight border controls have allowed residents to live relatively normal lives.”

The global survey was postponed in 2020 as enforced lockdown made it difficult for contributors and expert analysts to collect data for many cities.

The Austrian capital Vienna topped the 2019 list but fell out of the top 10 to 12th after dealing with its own second wave of COVID.

The German cities of Frankfurt, Hamburg and Dusseldorf experienced the biggest falls of the 140 surveyed, while Montreal, Vancouver, Calgary and Toronto in Canada also dropped.

“The downward movement in rankings for the European and Canadian cities can be attributed to the heightened stress on healthcare resources during the second wave of the pandemic,” the index said.
